dc.description.abstractThe abnormal high rate of mortgage lending in the mortgage industry in Ghana which was under rated in the financial sector led to the foreclosure and sale of mortgaged properties. This thesis develops a transition probability Markov chain analysis to mortgage loans classification and performance. The transition matrix obtained shows that classified loans switch from one status to another is possible and recommended the means by which foreclosure of properties could be reduced to the barest minimum or avoided altogether.
